To help maximize each guest’s RV lifestyle and experience, the following Rules and Regulations have been established, and apply to both extended stay and short stay guests. We appreciate your adherence of this regulations and rules, and look forward to serving you!
Types of Recreational Vehicles
Rio Lago RV Park accepts Class A, Class B and Class C Motor homes and Coaches up to 40 feet, with multiple sliders. Fifth-Wheel trailers with multiple sliders from 24 feet to 40 feet. Travel Trailers from 14 feet to 40 feet with multiple sliders. Pop-up and tent campers and pick-up campers are allowed (but only for daily and weekly stay visitors). No Park Models are allowed at any time.
Daily and Weekly Guests
Daily and weekly space rental is due upon check-in. Subsequent daily space rental (if space available) is due by 11AM the next day if daily rental or you must check-out by 11:00 AM. If a weekly guest wishes to extend their stay they must notify park management 24 hours in advance and, if space is available, they may extend their stay. If no spaces are available, then the guest must check-out by 11:00 AM. If the current space occupied by the guest is unavailable due to prior reservations, management may allow the guest to stay in the park, but in a different site within the park. All guest space rental is non-refundable, if the guest checks-out prior to the end of their reservation period.
Seasonal Guests
We do allow for extended stay guests on a month to month basis; however, the extended site reservation is on a seasonal basis only. Your first month’s rent is due upon check-in together with a $65.00 utility service deposit. Subsequent monthly space rental payments are due twenty-four (24) hours before the guest is due to check-out. For example, if the guest is due to check out on the 15th of the month, then the guest must pay their next month’s rent by 1:00 PM on the 14th of the month.
Parking
All vehicles (including the RV entering the park) must be registered with the office, plus guests must also show that they have current vehicle state registrations and tabbies for all vehicles, including the RV (if applicable for their particular State of registration). Parking of both your primary RV and your secondary vehicle is permitted in your site only.
Smoking
Smoking is absolutely prohibited in the laundry room, showers, and restrooms, and shall be cause for ejection from the park.
Firearms & Fireworks
Firearms and fireworks are strictly prohibited within the park or in vehicles or RV’s parked in the park, and discharge thereof shall be cause for immediate ejection from the park.
Pets
Pets will be permitted in the Park providing the following rules are adhered to at all times. Pets running loose, left in neighbor’s sites or left alone on a leash or chain in their RV space are subject to removal without notice by the County Department of Animal Control. Additional rules will be enforced at all times:
- Pets are never to be tethered outside without supervision and any waste must be immediately cleaned.
- Pets are not allowed to roam freely in the park.
- Outside pens and kennels are not allowed, except for a cat cage and while supervised by park guest. Violators of this rule will be subject to 1 verbal warning and if not adhered to will be asked to leave the park.
- Pets must not be allowed to snarl or bark at neighbors or passersby.
- Pets must not be allowed to dig or otherwise damage and destroy park property, and the guest who is caring for the pet shall be liable for all damage caused by the guest’s pet.
- Pet “accidents” must be cleaned up by their owners immediately. This rule applies anywhere in the park boundaries, if not picked up can incur a $5 fee for management to do it for you.
- Pets are not permitted in any of the park public facilities including washrooms, office, meeting rooms, toilets, laundry room and showers unless the dog has certification as a service dog.
- Pets must not be allowed to enter neighboring sites.
- There is no dog walking area in the park, including between the fence and roadway, across the street is a two mile walking trail that provides dog watering troughs at both ends and doggie bags for those little drops, please use the trail and not the park for walking your dog.
- The following breeds, in addition to other potentially dangerous breeds are not permitted in the park or on park property: German shepherd, Doberman, Pit Bull, Staffordshire terrier, Great Dane or Rottweiler. In addition, any dogs in excess of 50 pounds in weight are not permitted unless personally approved by management. THIS RULE DOES NOT APPLY TO GUIDE OR SERVICE DOGS.
Garbage
Only garbage generated inside the park must be dumped in the dumpster located near the back wall of the park. All garbage must be bagged, securely fastened, and placed in the dumpster. Do not place any of the following in the dumpster: off-site garbage, tires, carpet, lumber or trash from outside the park. Individual outside garbage cans or containers are not allowed on any site. Any full garbage bags, wood, mattresses, furniture, left in guest sites will be subject to notice of a $4 fine for 1st offense and must be disposed of properly with-in 24 hours of notification by park management, and will then be assesses $5 per day until disposed of properly up to $100. If not taken care of by day 4 then the guest will be asked to vacate their RV site and leave the park.
Outside Structures
Outside structures including, but not limited to, mail boxes, pet kennels, freezers (unless it is housed with-in the approved Rubber-Maid type storage shed), plastic tubs and garbage containers, etc., are not permitted in any site or on any other park property. Further, no decking that is erected or attached to any RV is allowedwithout prior Park Management approval.
Auto Work
No Auto work or repairs may be carried out anywhere within the park including any site unless permission has been given by park management. Vehicles that are leaking oil must have something to catch same, any oil or fuel spills are to be cleaned up(not covered up) by tenant immediately.
Storage
Only plastic Rubber-Maid brand storage sheds are allowed in the park. Sites must remain free from trash, detritus and unused items other than patio tables, chairs, BBQ grills, umbrellas and awnings, any of which must be in good working order.
Skirting
Without prior inspection and approval from and by park management, skirting is not permitted around the base of RV units or Fifth Wheels. This includes any type of wood, metal, fabric or plastic surround. All skirting must be removed within forty-five (45) days after a notification for removal has been issued by the park manager.
Stakes
Stakes placed or anchored in the ground are prohibited in any site or on park property unless personally approved by park management. They can damage underground irrigation and utility lines.
Washing
Washing of vehicles is not permitted unless approved by Park Management and the washing fee is paid prior to washing the vehicle. The following charges apply: For cars and trucks the fee is $5.00. For RV’s the cost is $10.00 for self-wash.
Vehicle Age
To help maintain a certain standard of appearance, Rio Lago RV Park has limitations on vehicle age for park guests. Only with prior park management approval, visual inspection and final compliance with the Older RV addendum. RV vehicles that are older than twelve (12) years old are not permitted on an extended stay basis (beyond 45 days), UNLESS they comply with the older RV addendum. Daily and weekly guest stays will be on a case by case basis. Also, any RV that is determined to be uninsurable by State and National RV insurance providers or unlicensed RV’s shall not be parked within the park.
Vehicle Registration, License and Insurance
All vehicles, including RV’s parked in Rio Lago RV Park must be registered to the current guest and have current State license tabs or plates. Guests must carry a minimum of liability insurance on any vehicles in the park.
Guests will furnish park management with proof of current insurance coverage including the name of their insurance company and/or agent within 24 hrs when asked, or risk being asked to leave the park.
Damage
Guests agree to immediately reimburse Rio Lago RV Park for any damage caused by them or their guests to park property. Damage includes, but is not limited to, sewer damage, water connectors, cable boxes, electric meters and site utility posts. Also damage to trees or plantings, oil spills and site signage howsoever caused. Plus damage in or near the Park office, to include the Laundromat, Public showers and toilet, sink , park office porch and surveillance cameras and picnic area.
Visitors
Visitors of park guests, in addition to vendors or maintenance repair personnel doing work on a guest’s behalf, must check in at the office before proceeding to the guest’s site. Visitors must park their vehicles in your site or approved parking designated by park management. Please, never park in an unoccupied site. If discovered in such location, park guest will be notified of the parking violation of their visitor and is subject to a parking violation fine of $5.00 for the 1st offense, $20 fine for 2nd offense, all added to the park guest’s billing.
Extended stay guests must make arrangements within one month for mail at our local post office. For temporary guests who are here for a short time please use the address below for mail.

Mail is distributed by site number , Monday to Saturday (excluding holidays), after mail is delivered by the USPS. Outgoing mail can be given to management and will be dropped at the local USPS.
Children
Children are welcome in the park, but must be supervised and under control of a responsible adult at all times. Children under the age of 14 must be supervised by a 17-year or older individual. Parents are responsible for any damage caused by their children.
Quite Time
Quiet time in the park is from 10:00 PM to 8:00 AM
Sewer Connections
Sewer connections must be airtight! Please replace sewer cap when you checkout. If your current hose fittings do not provide an airtight connection, replacement fittings are available at camper dealers and local discount stores. Sewer lines must be supported in some way that they drain totally .
Office Hours
General office hours are from 9:00 AM until 5:00 PM, every day except Saturday from 9:00am to 1:30pm and closed on Sunday.
